warm barrels 0 Posted April 22, 2009 Report Share Posted April 22, 2009 (edited) Talking to my employer today,the topic arose regarding the value of the estate which is 7003 acres of mixed arable land.He says that if he sold at todays price the entire lot ( not including the manor hall ) as a going concern ie: the farming /shooting /fishing he could command well over the 5 to 6 million pound mark. I disagree as the price of land has dropped due to the credit crunch am I right .? has the price of agricultural land dropped? How much is the average shoot price nowadays anyway to buy??? tomandroz 0 Posted April 22, 2009 Report Share Posted April 22, 2009 Hi, Land tends to vary in grade type and location, we have just purchased an additional 400 acres of arable land and we paid £5871 per acre at the end of 2008, land in Scotland is typicaly cheaper, so even if the land was in a less favoured area, it should still fetch around £4000.00 per acre, even in the current climate. House prices drop so land prices tend to go up as people divert their money to areas where it will gain more on the rebound. Not always the case in all areas, there are many varying factors such as the use, location and local planning laws (ie likelyhood for future development) Cant speak for sporting land but a few folk I know who rent land for syndicates don't seem to be sufferring too much apart from the price of feed etc There are even three guys I know who pay to shoot rabbit on rented land! rgds Swampy Ning Quote Link to post Share on other sites

Last i was told the value of land had dropped a little but much less relatively compared to the prices of house. normally 3 to 7K per acre as a guide with the exception being for bits of land like pony paddocks. About a year ago land especially arable was doing pretty good on the back of high cereal prices etc.. (I have not looked too much since credit crunch mind. I would have thought 5-6million may be on the shy side even including credit crunch. Here is a 950acre country estate near ish to me on at 10 mill (admittidly this includes some fairly cool properties as well which will have pushed the value up massively but still much smaller then the bit of land you mentoned) http://www.primelocation.com/farms-estates.../id/SABB152784/ atb Quote Link to post Share on other sites
