An right in the middle of it there is a stone house with a tree boundry bout 1 football pitch in size with a cracking we river running through it. The old man an woman passed away years ago an its all overgrown. Durning covid i did a bit of digging trying to find the owner with no luck, thinking to myself i would love to buy it. Me an my son an his three friends went out a dander on saturday an there was a dead broc on the road beside the stone house so they wanted to get out an look at it as they havent seen a broc before. While we stood there a jeep came up past with a wee oldman waving out the window,i give him a wave back an thought nothing of it. The young lads wanted to head back as the final was on,so we turned to go back an as i drive toward the stone house the weeman that waved was parked outside it. So i says f**k must be the owner,so i jump out an start chatting, turns out he was the owner an we chatted on the wee stone bridge outside the house for over an hour, the lads werent happy lol I just let him talk an he told me lots about the lurchers he used to keep in there an shooting, pheasants farming etc was a great chat.,then i said to him before i left james would you sell this bit of land an he said yes he probably will an told me hes gona tell his wife we met an that im looking to buy an said he only lives 7 miles from there an that he will be up here every night now between 6 an 7 to call out next week some night, as someone broke into it few weeks back an hes keeping an eye from now on. To say im excited an nervous is an understatment,iv always said over the years id love to live there to the mates an all of a sudden i met the owner lol Heres hoping Francie, Best of luck to you pal. From my experience buying or selling land is the same as normal life in that you will meet some genuine people who you can work with and will work with you and you will also meet some insane knobheads who are f***ing ridiculous......... and generally they post on here The main thing I would say is don't expect a bargain. If someone is willing to sell (as it sounds he is) and you are willing to buy (somewhere near genuine market rate) then a deal can be done. He will take advice on the value and given the current state of the world it will be higher than you think or the last 6m-12m average tells you. The hardest part (around me) is finding someone willing to sell which you may have done. Now is time for shmoosing. Get in with them and it will only help your case....ps take the kids and/or grandkids I'm guessing ur not cute anymore! Make a point of bumping into them or helping etc. Ruthless but it works.
