is there a quick guide to the above, got rats around the flats where i live, have bought and set a box type trap and secured it with a chain but what is the actual law over it?

Hmm, if you're going to start trapping rats in common areas I would suggest you obtain permission from the owner/association and get some suitable public liabilty insurance, otherwise you could end up in a world of pain if someone's chihuahua gets it.

All mammal traps in the UK need to be approved for the target species, but in the privacy of your own home you can get as inventive as you like.

I think you'll find that is not true. Any trap  you set has to be approved and set within the approval guidelines. Privacy is all but a myth these days.

The fact your using a box trap, cuts out a lot of precautions you'd normally need to take with reguards kill traps. I recon getting permission off the property owner should suffice. Dispatching any caught rats might create more of a problem than setting the traps though.

 Putting down bait stations might be the best option.
