I agree , but I’d met the guy on arrival and he came across as a difficult guy . I didn’t want to go through all this and thought I was more likely to get a 50% refund through non court negotiation. Then when I went to the online small claims I thought the same thing . Maybe if I’d got legal advice I might have gone for more , but then again I would have had to pay some solicitor.

If you google the copper house Sykes cottages you will see that it’s no longer available, the company has stopped dealing with him , I noticed that other firms who were acting as his agent have pulled the place off their books too .

Just thought I’d give anyone interested an update. The guy had until November 26 th to pay ..... guess what . He didn’t. So I waited until the new year and contacted DCBL (can’t pay, we’ll take it away ) off the telly . I paid the £66 high court fee and left it to them . Got an email yesterday afternoon to say that they made “peaceful entry into his property, and after a threatening to remove his property he has made payment in full . I can’t believe I’ve got my money back . But after my costs and the bailiff fees he’s got to pay over £2000 . If he had only spoken to us or Sykes cottages and been reasonable it would have been half that .

DCBL give it three attempts to go to the debtors house and try to recover your debt . If they can’t make contact or entry, you are stuffed . I felt sure that this guy was going to get away with it . I am genuinely impressed with them . It does give you a bit of faith in the system, but it is not an easy path , and you have to be determined, because it would have been so much easier to forget it .
