House Extension Planning Permission Advice

Just after a bit of advice as I've never done anything like this before .

I'm looking to extend and called the local planning office , I was told to fill out an online application .I've filled out this application and it's asking for plans etc so I recalled them and the lady said yes attach plans to the application or send them separate in post .

All I want to know at this stage is that I would possibly get accepted for what I intend to do or it's pointless even trying with the way I want it without having to spend thousands to get knocked back at first hurdle .

 

My question is

What sort of plans do these need to be ,do they need to be full architectural drawings at this stage ?

If not Can I do these myself?

I would get a decent architect.they know the local area and should know what you will be allowed.they take into consideration any extending been done before.light issues with neighbours.proximity to neighbouring propertys.any party wall agreements needed.but St first you need basic layout drawings once approved you nerd builders drawings with specs on etc.if you got s walls coming out you may need the services of s structural engineer.

Are u on an estate? Does other houses have similar extensions?

If not and your going alone and its to the rear look at p d rights.

Also if not sure do a pre app.

But like I say it's likes asking how long is a piece of string good luck

Planning officers are twats of the first degree.......playing god......I am on with a project where they would rather see a traditional Dales barn fall down than give me another 6 foot to make it a realistic conversion......you wouldn't believe it grrrrrrrr.

Planning drawings can be less detailed than building regs drawings. A lot of people do them themselves. Although they have to be to scale.

 

If architect quotes you silly money look for an architectural technician. Generally cheaper.

Trust me mate get a decent architect someone who knows the council.an old architect.if you do a small drawing yourself you may go round in circle's a architect will normally get u the maximum size for that property or area./street.and the inside Area should flow etc .your architect cost will be minute cost compared to the build.
