Be a brave man who gave you a price with that amount of info bud !!

Tell the local council it's a place of worship for Islam, they will build it fit f**k all! You will it need it facing Mecca though lol

That's what I was saying bud need a drawing to work off be hard to give a price without info on what materials he has priced for  How many drains /details Roof style concrete or slate What mason

Cheers lads il ask for few more prices..... MUDD do you think that price is ott then? Can find clay wothin 3 foot here mate as I found out while doing dogrun drains!

Sounds rough to me mate I'd want it painted, floored kitted out with a 50" tv on the wall and change in the pocket for that price ffs. It's only an extension. Ud get it dug out and concreted in a day. A day for the founds and any half decent brickies would have that slapped up in about a week. You'll only be into a few grand at that stage and the biggest part is already done. the materials will be the dearest though the way tradesmens prices are low at the minute due to the competition because off lack off work, I find it hard to believe that it would cost that amount off £££s.

if you get mates in a day rate then you will save, but you need to be ordering and calling round for everything, people piss me off saying its f...k dear...at the end of the day you have a possibility of getting your money back and more if you sell later....what can you buy and use in luxury then sell and get all or more back...spend 50 grand on a new bmw and sell 2 yrs later ..thats a loss of thousands .

over the years i've done a lot of pricing and every time the price is based on a one meter dig with no exceptions unless its specified by the architect in writing. The building inspecter has the final say on the depth ,and his opinion will be formed by soil conditions ,trees, and how well he knows the builder.

I wouldn't expect much change from 20k for any extension if it's being built to regs by professional builders..

I agree Malt, a mate built his own double garage and the materials alone were around £13000, although he had to go deeper on the foundation because of adjacent trees... I'm actually on with getting a lot of work done to my house now.. its a nightmare, but I'll get there...

£2000 it cost me even before a brick was laid through a conifer..raft foundation with the option to build ontop later..that was several year's ago and the price of material's will be more expensive now..for the OP that sound's rather cheap to me i would recon you will be looking in excess of 20k..

When you add up, digging out foundation, drainage, bricks/blocks, studs, plaster, electrics, plumbing, roof, insulation, floors, windows, doors it just rockets thats without labour, and actually getting in and kitting it out how you like..

Architect said to me he works it out at £800 square metre for extensions..

An old bloke told me onece you cant do a £100 pound job for £50 quid.. if i lived closer i would build it for you no problem!

£18,000 isnt a lot of money for a double.

my addvice is get some good lads in but open your own account at the builders merchant and get the lads to get you the stuff as they need it that way your only paying for what you use.

pay the lads a good day rate or get them to give you a price per stage ie; footings to damp.. damp to joist then to wall plate then roof.

good luck.

we price jobs on £850-£950m2 for houses these prices have terms and condition attached so can change, thats key in door just move in job

between £750- £1000 a square meter based on average build, but it will go up on ground work to dpc then should be straight forward.... tm

Whats the score with cavites lads, would you recommend 70mm cavity or 100mm, also what thickness of kingspan/celotex 50mm or 75mm? This is for converting a garage, as its single leaf, although it could be studded, I think the double leaf is a better option, for mounting stuff, etc.
