Can find clay wothin 3 foot here mate as I found out while doing dogrun drains! Sounds rough to me mate I'd want it painted, floored kitted out with a 50" tv on the wall and change in the pocket for that price ffs. It's only an extension. Ud get it dug out and concreted in a day. A day for the founds and any half decent brickies would have that slapped up in about a week. You'll only be into a few grand at that stage and the biggest part is already done. the materials will be the dearest though the way tradesmens prices are low at the minute due to the competition because off lack off work, I find it hard to believe that it would cost that amount off £££s. Just a few people I spoke to were tellong me to expect 30k ! A builder I know, said his boss would charge about 60k! That's what I was saying bud need a drawing to work off be hard to give a price without info on what materials he has priced for How many drains /details Roof style concrete or slate What masonry to be used How many rooms up and down Windows , Upvc, wood etc Footing or slab Was not being funny bud loads more to pricing than measure ment but I don't wear Stetson 2 Quote Link to post Share on other sites

micky 3,325 Posted June 8, 2012 Report Share Posted June 8, 2012 over the years i've done a lot of pricing and every time the price is based on a one meter dig with no exceptions unless its specified by the architect in writing.The building inspecter has the final say on the depth ,and his opinion will be formed by soil conditions ,trees,and how well he knows the builder. I agree Malt, a mate built his own double garage and the materials alone were around £13000, although he had to go deeper on the foundation because of adjacent trees... I'm actually on with getting a lot of work done to my house now.. its a nightmare, but I'll get there... £2000 it cost me even before a brick was laid through a conifer..raft foundation with the option to build ontop later..that was several year's ago and the price of material's will be more expensive now..for the OP that sound's rather cheap to me i would recon you will be looking in excess of 20k.. MAIN MAN 277 Posted June 8, 2012 Report Share Posted June 8, 2012 An old bloke told me onece you cant do a £100 pound job for £50 quid.. if i lived closer i would build it for you no problem! £18,000 isnt a lot of money for a double. my addvice is get some good lads in but open your own account at the builders merchant and get the lads to get you the stuff as they need it that way your only paying for what you use. pay the lads a good day rate or get them to give you a price per stage ie; footings to damp.. damp to joist then to wall plate then roof. good luck. IanB 0 Posted June 8, 2012 Report Share Posted June 8, 2012 Whats the score with cavites lads, would you recommend 70mm cavity or 100mm, also what thickness of kingspan/celotex 50mm or 75mm?
