How many sq ft are the building?

Not big at all, just few small outbuildings, not warehouse size.

I was also thinking of setting up an HFT course. My only worry is that some unfriendlys pop along one day and decide to revisit at night

I know there are alot of air rifle owners who would like to bring their kids down to have a shoot in the "bush" rather than at a club. I could set some squirrel, crow and others in some of the trees and along the hedges for some realism.

Who gets the Hay cut?........as in, when cut and baled who ownes the bales?

There is silage which the farmer stores for winter feed. This year has been very dry so he has had to sell off 25 of his cattle as there is not enough feed to carry through the winter. He was planning on cutting down on his heard anyway. He does have 2 hay barns for this.

Given the fact that the farmer gets the grass and it needs to be kept in good condition for him, coupled with the fact that its really not that big, I would say the best thing is to give him a token rent every year and use the barn and land for your own enjoyment......maybe keep a few animals, grow a bit of veg, put some birds down for yourself......that type of thing.

Put some artificials in for wildlife purposes....just enjoy it.

If in theory you could do as you like, then I would have it as a horse retirement place ;) .......

heres one idea but its a high risk venture; buy freisian x cows (second or third calvers) and buy embrios from champion belgian blue show heifer, ive been quoted 1200-2000 per embrio, if for whatever reason the foster cow dies during birth you are still in profit 2-3k.

the risk is that the embrio doesnt "take" i was told by the embrio crowd it was 50-50 whether the embrio takes or not
