Just looked on that Woodlands site and all of the 'woods' have a covenant, if you look at this it states no shooting :thumbdown:

 

read carefully, No noisy shooting , to cause disturbance to neigbour. :icon_eek: No weekend , bank holiday :thumbs: use moderator thru day :boogie:

some land is totaly over priced, me and the misses were looking for over 10 years before we got our plot and i have seen some places asking around £50000 for less than an acre because it happens to be near a village and theres the "hope" value that they believe they may be able to build a house on it one day.

 

we have got into a bidding war at times over a couple of plots but one that we missed out on really pissed me off it was 22 acres of grazing land with over 200m of river frontage and a small stream runnig through it to the river this was about 8 years ago and when it got to £50000 we had to pull out, shame it was a lovely site.

Wording of the covenant (or "legal promise") for the transfer

The purchaser hereby covenants with the vendor that the land shall not be used in such a way as to create a nuisance to the neighbouring owners (including the vendor) and specifically the purchasers shall not, and not permit others to:

 

do any rough or game shooting or pest control at times or in a manner constituting a nuisance or danger to any neighbour;

use the land or access tracks for any sort of racing whether with motor bikes, cars or other vehicles;

use the land for a commercial campsite;

use the land for clay pigeon shooting;

conduct any business from the land apart from forestry or agriculture;

use the land in a way which will damage the access tracks.

The purchaser and successors in title shall not erect any signboards visible from the public highway

The purchaser and successors in title shall not sell the land except as a whole specifically not in such a way that it could be registered in separate titles or in separate ownerships.

 

Might be difficult to get around a covenant like the above :no:

Good website to buy woodlands and also meadows and ponds etc.

These guys are f*****g dicks - my mate bought 45 acres of woodland off them. They split woods into small unmanageable pieces and have cornered the market. To buy from them will cost about 4 times what the same land would under private sale. Also they restrict what you can do there A LOT. Your best bet is private sale.
